Agree to work with me. I'll help you through all the rest... 2) Gather information about your finances. 3) Identify your needs and wants. Look at financial objectives, risk tolerance, involvement requirements, etc. Agree on terms for our contract and financial arrangements. 4) Contact a lender to work with us. Identify financial constraints. 5) Identify suitable properties currently on market, if any. 6) Monitor properties daily as the come on market. Contact investor immediately with those that fit their profile. 7) Visit property. Verify leases, inventory of equipment, zoning, etc. Make an offer, review counter-offers, etc. 8) Agree with seller on a contract. 9) Apply for loan, contact title company, inspectors, etc. 10) Inspect the property. Agree on repairs if needed. 11) Follow up on loan, title, insurance, appraisal, survey, etc. Monitor leases, building condition. Work out property management arrangements. 12) Schedule "Act of Sale" 13) Get check from bank for down payment and closing costs. 14) Inspect property again.
